I thought you might like to know about one of my recent sales.

This was listed by another company for quite some time (about 500 days) with no sale. The sellers were referred to me by a friend of theirs, and I was able to bring them a buyer and put the house under contract within about 65 days.

So, how did I do this, when seemingly there were no buyers in the market?

The buyer was coming in from out of state and was only interested in other areas of Barrington at the time. After I was able to spend a little time with them and got to know what they were looking for, I suggested this home. At first they were resistant based on the location, being "too far away". I took the time to dig a little deeper about their needs, and asked why the felt it was "too far". It seemed like it matched all their other wants and needs perfectly. When I showed them the actual benefits of the location and how it would not add any time to their commute, They agreed to come and take a look since the other homes they had seen were not quite what they were looking for.

When I opened the door for them, I could tell they loved it! We negotiated a price and closed shortly after. The buyers are thrilled to be in their dream home, and the sellers are grateful to be on to the next phase of their lives. A true example of win/win.

I think one of the most powerful things that I am able to do as an agent is to take the time and really listen to people about what they are looking for. I find that so often, people are just overwhelmed with the amount of homes that are for sale and with too much information overload online.
